As a serious buyer, it is often a mistake to offer for units using the psf that was reflected in the past transactions as market then and market now are different. It is usually a case of missed opportunity I often tell my buyers. If you really like a particular unit and feels that you have the means to finance the purchase, check with a banker for the indicative value for the unit to see if it matches the asking price before considering to make an offer with this indicative value. It does not necessary mean that you need to offer at the valuation or asking but probably put up a reasonable offer and let your salesperson negotiate a deal for you.
